This Indenture made the third day of April in the twenty ninth year of the reign of our Sovereign Lord George the third by the Grace of God of Great Britain France and Ireland King Defender of the Faith and so forth and in the year of our Lord one thousand seven hundred and eighty nine BETWEEN Christopher Lansdall of Kelham in the County of Nottingham (only son and heir at Law Deviser in fee and Sole Executor named in the last will and testament of William Lansdall late of Kelham aforesaid Gentleman deceased) of the one part and Francis Evans of the Town and County of the Town of Nottingham Gentleman and William Richard Middlemore of the Town of Nottingham aforesaid Gentleman of the other part WITNESSETH that for and in Consideration of the sum of five shillings of lawful money of Great Britain to the said Christopher Lansdall in hand paid the said Francis Evans and William Richard Middlemore at or before the sealing and delivery of these presents the receipt whereof is hereby acknowledged HE the said Christopher Lansdall HATH Bargained and Sold and by these presents DOTH Bargain and Sell unto the said Francis Evans and William Richard Middlemore their Executors administrators and assigns ALL that Messuage or Tenement situate standing and being in South Clifton in the Said County of Nottingham sometime since in the occupation of Thomas Mawson and afterwards in the tenure or occupation of John Caister AND ALSO ALL those Barns Stables Dovecote and Orchard in South Clifton aforesaid to the said Messuage now belonging (but lately belonging to and being in part the site of a Messuage lately taken down situate in South Clifton aforesaid and which said last mentioned Messuage was formerly in the occupation of Henry Greaves but afterwards of [space left blank] AND ALL those several closes or parcels of inclosed Ground lying and being in South Clifton aforesaid hereinafter particularly mentioned and described and to the said Messuage now or hertofore belonging or appertaining or therewith usually let set occupied or enjoyed (that is to say) ONE Close or parcel of Ground containing by admeasurement nine Ares or thereabouts sometime since inclosed and taken from a place called the Meadow and bounded by Land of Richard Coscus (Cosens) and by Land now or hertofore of Robert Truelove and John Holmes respectively on the East, by the River Trent on the West, by Land now or heretofore of the said Robert Truelove on the North, and by Land now or heretofore of Francis Swan Deceased and now or late of Henry Swan on the South AND One other close or parcel of Ground containing by Admeasurement three Ares two roods and twenty nine perches or thereabouts some time since inclosed and taken from a place called the sandfield and bounded by a road called the Church Road on the East, by Land of the said Richard Coscus and by Land heretofore of the said Swan deceased respectively on the West, by land now or heretofore of the said Robert Truelove on the North and by Land heretofore of the said Francis Swan deceased on the South AND One other close or parcel of Ground now or lated divided into two parts containing by Admeasurement twenty six Ares one rood and thirty eight perches or thereabouts some time since inclosed and taken from a place called the Clay Field and bounded by Land heretofore of John Clark decesed and afterwards of William Cartwright on the East, by old inclosure and the Marsh Corner on the West, by the road from South Clifton aforesaid to the Coal yard late of the said William Cartwright on the North and by the Marsh corner and the Old Trent on the South AND One other close or parcel of Ground containing by Admeasurement thirteen Ares and two Roods or thereabouts some time since inclosed and taken from a place called the Holine bounded by Land heretofore of the said John Clark deceased and afterwards of the said William Cartwright on the East By the River Trent on the West by the old Trent and land heretofore of the said John Clark deceased and afterwards of the said William Cartwrighto on the North, and by River Trent and Land late of the said William Cartwright on the South AND one other parcel of Ground containing by Admeasurement forty eight Ares and two roods or thereabouts some time since inclosed and taken from a place called the Moor bounded by Wigsley Moor on the east by Lands now or heretofore of the said Robert Truelove and William Wilkinson respectively on the West by Land heretofore of the said Francis Swan deceased and by Land heretofore of the said John Clark deceased and afterwards of the said William Cartwright on the North and by Land late of the said William Cartwright and the Land leading from South Clifton aforesaid to the Holine Gate on the South AND on other Close or parcel of Ground containing by admeasurement fifteen Ares one rood and four perches some time since inclosed and taken from a place called the Riddle Field and bounded by Land heretofore of William Cooling and Robert Truelove respectively on the East by land of the Vicar of Clifton and by Land now or heretofore of John Holmes and John Worsley respectively on the West, by the Lincoln road and land now or heretofore of the said John Holmes respectively on the North and by the East road and Land heretofore of the said William Cooling respectively on the South AND ALL those seven Cattle Gates or Common of Pasture for seven Cows or Heifers in a certain Common pasture called the Marsh in South Clifton aforesaid AND ALSO ALL that one other close or parcel of Ancient Enclosure in South Clifton aforesaid called the Marsh Close containing by Estimation six Ares or thereabouts (be the same more or less) All which said premises now are or late were in the tenure or occupation of Robert Draper and William Freer or one of them their or one of their undertenant or undertenants AND All and every other the Messuages Closes Lands Hereditaments and Premises which were in and by certain Endentures of Sease and Release bearing date respecively the fourth and fifth days of April one thousand seven hundred and eighty two Granted and Conveyed or intended to be therein and therby Granted and Conveyed by John Disney Doctor of Divinity to the said William Lansdall his heirs and Assigns for ever (Save and Except All that Close in North Clifton in the said County of Nottingham containing by estimation two Ares and called the Moor Close TOGETHER with all and singular Houses Outhouses Edifices Buildings Barns Stables Yards Gardens Orchards Ways Waters Watercourses Easement Hedges Ditches grounds fences trees Commons and Common of Pasture and all other Commons Profits Privileges Commodities Advantages Emoluments Hereditaments Rights Members and Appurtenances whatsoever to the said Premises belonging or in any wise appertaining or to or with the same or any part of parcel thereof commonly held used occupied or enjoyed or accepted reputed taken or known as part parcel or member thereof and the Reversion and Reversions Remainder and Remainders Rents Issues and Profits of all and singular the same Premises TO HAVE AND TO HOLD the said Messuage or Tenement Farm Closes Lands Tenements Hereditaments and all and singular other the Premises hereby Bargained and sold or intended so to be with their appurtnances unto the said Francis Evans and William Richard Middlemore their Executors Administrators and Assigns from the day next before the day of the date hereof for and during and unto the full and out term of one whole year from thence next ensuing and fully to be compleat and ended YIELDING AND PAYING therefore unto the said Christopher Lansdall his Heirs or Assigns the Rent of one peppercorn only on the last day of the said term if the same shall be alwfully Demanded To the Extent that by virture of these Presents and by force of the Statute made for transferring of uses into Possession they the said Francis Evans and William Richard Middlemore may be in the actual possession of all and singular the Premises hereby Bargained and Sold or meant mentioned or intended so to be with the appurtenances and may be thereby enabled to accept and take a Grant and Release of the Reversion Freehold and Hereditament thereof to them their Heirs and Assigns TO the only proper use of the them the said Francis Evans and William Richard Middlemore and of the Heirs of the said Francis Evans Nevertheless as to the Estate of the said William Richard Middlemore IN TRUST and to and for the only proper use Benefit and Behoof of him the said Francis Evans and of his Heirs and Assigns for ever by Indenture of three parts intended to bear safe the day next after the day of the date of these presents and to be made between the said Christopher Lansdall of the first part the said Francis Evans of the second part and the said William Richard Middlemore of the third part IN WITNESS whereof the said parties to whose presents have hereunto respectively set their Hands and Seals the day and year first abovewritten.
